Terms & Conditions of Service

BlackBridge Services LLC – Terms & Conditions
By requesting, scheduling, or using our services, you agree to the following Terms & Conditions.
1. Estimates
All estimates are based on the information available at the time of the quote. Final pricing may be adjusted if actual site conditions, project scope, property condition, occupancy, accessibility, or additional requested services differ from those originally presented.
2. Scope of Work
Services are limited to those outlined in the approved estimate, proposal, or invoice. Any additional work requested before or during service will be quoted separately and must be approved before work begins.
3. Scheduling
Appointments are scheduled based on availability. While we make every effort to arrive within the scheduled service window, unforeseen delays may occasionally occur.
4. Deposits
Certain projects may require a deposit to reserve service dates. Deposit requirements will be outlined in the proposal or invoice.
5. Payments
Payment is due according to the terms stated on your invoice unless otherwise agreed to in writing.
Late payments may be subject to additional fees as permitted by applicable law.
6. Cancellations & Rescheduling
A minimum of 48 hours' notice is required for cancellations or rescheduling.
Same-day cancellations or rescheduling requests will incur a 30% cancellation fee based on the scheduled service amount.
7. Property Access & Site Readiness
The customer is responsible for providing safe and timely access to the property on the scheduled service date.
Unless otherwise agreed to in writing, the property must have safe access to running water and electricity sufficient to perform the requested services. If utilities are unavailable, disconnected, or otherwise inadequate for the scope of work, BlackBridge Services LLC reserves the right to postpone, reschedule, or modify the service. Additional charges may apply if our crew is delayed, required to return at a later date, or if alternative arrangements are necessary.
For post-construction and renovation projects, the customer, builder, or general contractor is responsible for ensuring the property is substantially ready for cleaning. Ongoing construction, active trade work, furniture deliveries, artwork installation, punch-list items, or additional contractor activity occurring during or after our service may require additional cleaning and may result in additional charges.
The work area must be reasonably safe and free from hazardous conditions that could prevent our team from performing services safely and efficiently.
If our team is unable to access the property or safely perform the scheduled services upon arrival, a service charge may apply.
8. Satisfaction Guarantee
Customer satisfaction is important to us. If you believe an area included within the agreed scope was missed, please notify us within 24 hours of service completion. We will review the concern and, when appropriate, return to address eligible areas at no additional labor charge.
This guarantee does not cover new dust or debris generated after service, continued construction activity, normal wear and tear, or services outside the original scope.
9. Safety
BlackBridge Services LLC reserves the right to refuse or discontinue service if working conditions are unsafe, hazardous, or pose a risk to our employees, subcontractors, equipment, or the property.
10. Junk Removal
BlackBridge Services LLC reserves the right to decline the removal of hazardous materials, chemicals, asbestos, biohazardous waste, explosives, illegal materials, or any other items prohibited by applicable laws or regulations unless otherwise agreed to in writing.
11. Liability
While we exercise reasonable care during every service, BlackBridge Services LLC is not responsible for pre-existing damage, hidden defects, normal wear and tear, manufacturer defects, improperly installed materials, or damage resulting from unstable, deteriorated, or previously damaged surfaces.
12. Photography & Project Documentation
To maintain quality standards, document project conditions, and protect both our clients and our business, BlackBridge Services LLC may take photographs and/or videos of work areas before, during, and after service.
These images may be used for:
- Documenting pre-existing conditions or damage.
- Verifying completed work.
- Internal quality control and employee training.
- Supporting insurance claims or resolving service-related disputes.
Client privacy is important to us. We will not publicly share photographs or videos that identify a client, disclose confidential information, or reveal a property's location without prior permission, except when required by law or necessary to protect our legal rights.
By scheduling services with BlackBridge Services LLC, the client acknowledges and consents to reasonable project documentation as described in this policy.
13. Licensed & Insured
BlackBridge Services LLC operates as a licensed and insured business in accordance with applicable laws and regulations.
14. Governing Law
These Terms & Conditions shall be governed by and interpreted in accordance with the laws of the State of California.
15. Changes to These Terms
BlackBridge Services LLC reserves the right to modify or update these Terms & Conditions at any time. The most current version will be posted on our website and will become effective upon publication.
